Do I really need to acquire a Vacation Rental Design Specialist?

I’m glad you asked, by being a host and trying to take care of all that comes with it, getting the property ready, buying new furnishings, putting it all together, worrying if it’s going to fit in the space, does it look nice on the Airbnb and other vacation rental platforms, running here and there, staying up late nights and etc… well only you would know for sure. However, you will find its more valuable, cost effective less time consuming to acquire a certified/trained specialist with experience versus someone who has no background or training. It would be more beneficial for you to acquire professional services and will keep your guest returning to the oasis we will design just for you.

Hmm, can I afford the design cost to have my vacation rental property suitable for rental?

Can you afford to and leave money on the table? Yes, it would be well worth it because you would decrease on the amount of time and effort in making costly errors that may be incurred. Just look at your property from the guest point of view and ask yourself “would I like to stay here and get the most ultimate experience during my stay?”

How much is the consultation fee?

The first initial conversation to review your vision for the overall project, the fee is $350.00 paid upfront and is based on my knowledge, skills, ability, and results to produce the most impactful design service to you. Should you decide to move forward with our e-design services, then as a “Thank You”, your $350 consultation fee will be applied to only one (1) E-Design Gold Package. A $500 savings for the one (1) E-Design Gold Package. All other additional E-Design Gold Packages will be at the original cost of $850 per room.

Are you licensed and certified?

Yes, I am licensed, insured, certified and equipped to provide this design service to you. Great question because it is a necessity whenever you work with any contractor, or designer that they are insured in the event of any unforeseen mishaps.

Suppose I have changes to the e-design mood board and or furnishings that I don’t particularly like, can I suggest changes.

Yes, changes will be allowed (i.e. switching out light fixtures, soft goods, furniture etc.) However, keep in mind that is why the initial consultation is so critical to lay out what you want so we can be singing from the same tune. This will of course cut down on the time it will take for delivery and getting your property ready for its next renter in a timely manner. No worries, there will be email communications and verbal discussions throughout the process.

As a busy host/investor, I have multiple properties all over the country and may not have the time to be at the location to make sure everything is set up? Can you purchase everything and set it all up?

Certainly. It doesn’t matter where your property is located within the U.S. my team and I will set it up ourselves or negotiate for you a real estate stager or designer which I have access to an extensive database within the Real Estate Staging Association of over 1500 members throughout major cities and possibly in your area that we know can do the set up as well. In addition, we set up not only design, but we also would be available to install the kitchen items and organize toiletries and linens with wholesale vendors with additional fees.

Since I’m new to being a host/investor, what fee structure do you use?

Yes, this is most asked when working with a designer/decorator and you should understand this method. My pricing strategy for my business is based on a Hybrid model which means I charge a flat fee for the e-design service, and then move to hourly pricing when it comes to project management such as working with contractors, ordering products, and installation.

I’m new to the whole e-design concept, how can you assist me on that and explain the process?

Absolutely, e-design as the most well-known and highly used on-line services in the design industry. We coordinate and put together a detailed plan for you based on your vision of how you want your potential guest to experience, and you can even include your favorite places to shop. I live and own rental property outside of the U.S. can I place furniture & accessories orders, and have it shipped, and would you be willing to install?

Orders that are purchased directly from the “Shop” button and our Sidedoor partner unfortunately do not ship outside of the United States. Host/Investment owners would have to arrange a freight forwarding service/broker to handle the international delivery. Should you need assistance in decorating your rental, with additional costs, such as airfare, food/ lodging, and labor rates, I will be glad to travel to your location. I have furniture and the bare basics already in my rental property, but my listing still feels and look unfinished. Can you enhance it to give it life?

Absolutely. We can fill in or make recommendations that will make your listing shine online, and increase your monthly Return On Investment (ROI)

To be honest, I have a limited budget and have kind of dated furnishings in my property. Are you able to provide guidance so we can spend our funds wisely that will bring the biggest impact?

So glad you asked, because this is so important as my line of business in the design world is to educate my clients. I have an extensive training background and very active with my Real Estate Staging Association (RESA) that is designed for our profession equipping us with all the tools and knowledge for growth and awareness. We even have our own in-house accredited training providers that often provide webinars, conferences and professional development as it relates to real estate and design. I’m very active in attending the Washington, D.C. Design Center, Highpoint, NC and Las Vegas Market tradeshows, and High Point Market-Vacation Rental Design Summits, so I can see the latest and greatest furnishings from across the world while receiving more inside knowledge to the craft. In addition, E-Design is simply using technology which allows me as a designer to provide inspiration, expert sourcing such as networking and partnering with wholesale vendors that clients don’t have access to in negotiating preferred rates, and design expertise in a detailed room plan with numerous product links at a fraction of the cost of full-service design.

What exactly is a Short-Term Rental (STR)

It’s a furnished self-contained property that is rented for less than 30 consecutive days and seen as an alternative to hotels or shall we say equivalent to the Hospitality Industry. Mid-Term Rental (MTR) is more than the 30 consecutive days and between 3-6 months and possibly beyond.
